Active, Reduced, and Recently Sold South Florida Homes — July 30, 2026

A July 30 MLS alert labeled “33176 SFH Active and Closed” returned a broader group of six South Florida properties. The highlights included one recently sold entry, three new listings, and two price decreases in Homestead, Hialeah, Miami, Fort Lauderdale, and ZIP code 33176. That mix is useful because each status tells buyers something different—and each requires its own follow-up questions.

The six highlighted status updates

Recently sold — $577,000, single-family home, address withheld. The email did not provide bedroom count, bathroom count, living area, MLS number, or closing details.


467 SE 20th Drive, Homestead, FL 33033 — New listing at $272,000 with two bedrooms, two bathrooms, and 1,180 square feet. MLS A12057880.


921 E 14 Street, Hialeah, FL 33010 — New listing at $690,000 with five bedrooms, four bathrooms, and 2,253 square feet. MLS A12059824.


13210 SW 12th Street, Miami, FL 33184 — New listing at $750,000 with three bedrooms, two bathrooms, and 1,638 square feet. MLS A12061507.


2820 NW 14th Court, Fort Lauderdale, FL 33311 — Listed at $489,990 after a price decrease, with three bedrooms, two bathrooms, and 1,468 square feet. MLS A12041480.


10460 SW 149 Street, Miami, FL 33176 — Listed at $669,900 after a price decrease, with five bedrooms, four bathrooms, and 1,759 square feet. MLS A12055887.


How to interpret each status

A new listing gives buyers an early opportunity to investigate the property, but it does not automatically mean there will be immediate competition. Showing activity, condition, pricing, financing compatibility, and seller terms still matter.


A price decrease means the asking price changed. It does not tell us why. The change may reflect market feedback, condition, timing, strategy, or another factor. Buyers should review the full listing history, comparable sales, days on market, repairs, permits, and ownership costs before deciding whether the new price improves the value.


A recently sold property can help frame the market, but the sale price alone is incomplete. Closing date, concessions, financing, condition, lot, updates, location, and whether the sale was arm’s length may affect how useful it is as a comparable.


A better way to compare a mixed market alert

  • Separate active asking prices from verified closed-sale data.

  • Compare homes within a relevant location, property type, size range, and condition level.

  • Confirm whether a price reduction is recent and whether other listing terms changed.

  • Review taxes, insurance, flood information, association costs, repairs, permits, and financing eligibility before relying on headline price differences.


What this alert can—and cannot—tell us

The alert shows current status snapshots across several South Florida markets. It does not establish a single trend for ZIP code 33176 or prove that one city offers better value than another. A useful market analysis should narrow the geography and compare truly similar properties using complete listing and closed-sale details.
