Two rentals can look very similar in a quick search and still create different decisions. Today’s August 9 alert highlights two new Miami rentals with three bedrooms each, but they’re separated by $250 per month.
On paper, the higher-priced option also reports 202 more square feet and includes an extra half bath. That doesn’t automatically make either home the better deal—it just tells me where I’d start the comparison.

At $3,400: more reported space and an extra half bath
12472 SW 123rd Street in Miami 33186 is highlighted as a new listing at $3,400 per month. MLS A12067886 reports 3 bedrooms, 2 full baths plus 1 half bath, and 1,602 square feet of living area.
If the extra space and half bath matter to your daily routine, those are legitimate reasons to take a closer look. I’d still want to confirm current availability, condition, parking, pets, utilities, fees, deposits, and any association requirements before treating the headline numbers as the whole story.
At $3,150: the same bedroom count at a lower monthly rent
11537 Louis Street, Unit 0, in Miami 33176 is highlighted as a new listing at $3,150 per month. MLS A12067977 reports 3 bedrooms, 2 full baths, and 1,400 square feet of living area.
The lower monthly rent may matter more than the reported space difference for some renters. I’d compare the actual layout and condition in person rather than assuming the smaller reported living area automatically means the home will feel less comfortable.
How I’d decide whether the $250 gap matters
I’d start with three questions: Do you actually need the extra half bath? Does the additional reported living area improve the way you’ll use the home? And does either location work noticeably better for your daily routine?
Those answers can matter more than simply choosing the lower or higher rent. The alert gives us a useful starting point, but it does not tell us the full move-in cost, lease terms, approval process, property condition, or whether either listing is still available when you’re ready to act.
A few things I’d confirm before applying
I’d verify current availability and intended move-in timing; the total move-in amount, deposits, and application or association fees; pet, parking, and utility rules; any association approval requirements; the current property condition; and the exact lease terms before paying an application fee.
