Two New, One Back, One Price Cut: What Today’s Four Miami Rental Updates Actually Tell You — August 28, 2026

Today’s rental market activity includes four visible updates. Two are new listings, one is back on market, and one has a price decrease but an address withheld. I would not let those labels decide the showing order by themselves.

The cleaner approach is to separate the rentals by the need they solve, then verify the details that matter before spending time on showings or applications.

Back on market: 14564 SW 113th St, Miami

current listing data shows 14564 SW 113th St Unit 0, Miami, FL 33186 at $3,650 per month with 3 bedrooms, 3 bathrooms, 1,640 reported square feet, MLS A12075795, and a Back On Market status.

That status tells me the rental is being presented as available again, but available listing information does not explain why. I would verify current availability, the full lease terms, and any property or association requirements before treating the return to market as either a positive or a negative.

New listing: 9851 SW 117th Court, Miami

current listing data shows 9851 SW 117th Court, Miami, FL 33186 at $3,800 per month with 5 bedrooms, 3 bathrooms, 1,971 reported square feet, MLS B26068992, and a New Listing status.

Compared with the 3-bedroom back-on-market rental above, the visible asking-rent difference is $150 per month and the reported living-area difference is 331 square feet. That arithmetic is useful context, but it still does not tell us which home fits better. A renter who needs five bedrooms is solving a different problem from someone who only needs three.

New listing: 10425 SW 112th Ave Unit 315, Miami

This one sits in a very different monthly budget and space tier from the two larger rentals. I would compare it first with other two-bedroom options that solve a similar need rather than treating it as a cheaper substitute for a three- or five-bedroom home.

Price decreased: address withheld

Current market data shows a Residential Rental at $3,200 with the address withheld and a Price Decreased status. The market data highlight does not show the bedroom count, bathroom count, reported square footage, or MLS number.

That is not enough information for me to rank it against the other three. A lower price after a reduction can be interesting, but I would complete the missing facts first.

What I would verify before booking showings

For any of these rentals, I would confirm current availability, lease length, move-in funds, screening requirements, pet rules, parking, association or management requirements, and any other material terms that apply to the specific property. Those details are not all present in the market update and should not be assumed.
