Today’s active-listing market update delivered four single-family updates: three new listings and one price decrease, with asking prices from $589,900 to $815,000.

One detail is worth slowing down for. The four-bedroom Hialeah home at 2732 W 68th Place is listed at $615,000—below the $658,000 three-bedroom home at 16382 SW 139th Avenue and the $815,000 three-bedroom home at 14020 SW 83rd Street. Another three-bedroom home, 11465 SW 57th Terrace, is listed lower at $589,900. That does not establish value; it shows why bedroom count alone is not enough to explain an asking price.

  • Current condition, material updates, disclosures, and any property-specific issues that are not shown in the market update.

  • Lot and location factors that matter to the buyer’s daily life, plus taxes, insurance, and any association obligations when applicable.

  • Full price and status history, especially for the property showing a price decrease.

  • Whether the layout and reported living area work for the buyer’s real space needs—not just the bedroom count.
