Let me show you Unit 1504 at Metropolis I at Dadeland. Offered for sale at $320,000, this 1-bedroom, 1-bath condo has approximately 657 square feet at 9055 SW 73rd Ct, Unit 1504, Miami, FL 33156. The sale listing is MLS A12095178; the building dates to 2006.
Before we walk through, there are important building details to understand. Renovations are underway, the pool deck is closed until further notice, and management’s reported monthly charges total $885.33, including a special assessment. Updated repair-completion confirmation and a complete current fee/payoff confirmation remain pending. I want those questions on the table alongside the photos.

The photographed kitchen has wood-tone cabinets, patterned counters, and a refrigerator, microwave and range with stainless finishes. The opening toward the living area lets you see how the spaces connect. As you look through the photos, consider where you would prepare meals, sit down to eat and spend time at home.

A Dadeland location to consider
The listing highlights convenient access to Dadeland Mall, Publix, dining and Metrorail. I would also encourage you to test the routes you use most, rather than rely on an estimated commute. The condo includes one assigned parking space; the association application says no secondary-vehicle parking is available.
The association costs, broken down
Management’s September 25 and September 29, 2026 correspondence identifies these monthly charges:
$560.49 for Tower I.
$219.12 for the master association.
$105.72 for the special assessment.
The two regular association charges add up to $779.61. With the special-assessment installment, the reported components total $885.33 per month. Written confirmation that this is the complete current monthly total has been requested; treat these as dated reported amounts, not a substitute for current association confirmation.
Management says the special assessment began in January 2026 and is scheduled to end December 31, 2032. Its reported remaining balance was $7,928.95 as of September 2026. That is not a payoff quote valid for a future closing.
Management also says the assessment should be paid at the sale transaction. The exact payoff and which party is responsible must be confirmed through the contract and current estoppel/payoff information. Do not assume it is already paid or will simply continue after closing. Management reported no other approved or proposed assessments or increases as of its September 29 reply; future charges are not guaranteed.
Renovations, the pool deck and the repair-status questions
The association’s application states that the pool deck is closed until further notice. It also warns of renovation noise Monday through Friday, 8:30 a.m. to 5 p.m. I would not present older pool photographs or a general amenities list as proof of current access.
The June 5, 2024 garage structural report recommended concrete restoration and emergency shoring/deep concrete repairs for beams and columns at parking level 9 beneath the pool. That is a historical recommendation, not a statement that the same condition remains unchanged today. Updated written confirmation of completed repairs, engineering clearance and pool reopening has not been verified.
Review the report and reserve studies with qualified professionals and obtain the current written repair status before making a decision. The existence or delivery of those documents does not establish that the work is complete. Confirm current access to any other amenity directly with management, too.
A few practical items before you buy
Association approval is required. The current application states a 15-business-day turnaround, with no exceptions. It lists a $150 application fee per adult age 18 or older, or per married couple with a marriage-license copy; a $750 refundable move-in deposit; and a $125 guard fee. Confirm the amounts and requirements for your purchase before submitting payment.
Moves and deliveries must be arranged at least 72 hours in advance, subject to availability and the building’s permitted schedule. One assigned space does not mean an extra space is available. Pet and other use restrictions should be confirmed from current association requirements rather than assumed from a listing field.
We should also confirm the agreed possession date, any items included in the sale, and current unit condition in writing. A buyer’s lender must independently review any applicable condominium and financing requirements; this listing does not promise project approval or a particular loan option.
Requesting a showing
Showings are by confirmed appointment, not walk-in access. Agents should use ShowingTime. For a confirmed appointment, follow the current lobby/front-desk procedure and the instructions supplied through the authorized showing channel. A request alone is not an appointment confirmation.
For direct online showing requests outside ShowingTime, no-charge coordination is available only to active customers with an active, verified, signed applicable representation or service agreement with Chris Manzano / ChrisManzano.com through Florida Realty of Miami. Otherwise, a $100 showing-service payment must be paid and verified before coordination, scheduling, access arrangements, delivery of a booking link or the showing.
