Three 3-Bedroom Florida Homes Span $220K: Why Location Changes the Comparison — September 3, 2026

A three-bedroom label can make homes look directly comparable. These current Florida options show why that shortcut breaks down: the active three-bedroom homes range from $420,000 in Homestead to $640,000 in Miami, a $220,000 asking-price spread.
The three-bedroom comparison
1430 SE 18th Ter, Homestead, FL 33035 — $420,000 — 3 bedrooms — 2 bathrooms — 1,693 sq. ft. — Back On Market — MLS A12067162.
10031 River Glen Ct, Orlando, FL 32825 — $464,900 — 3 bedrooms — 2 bathrooms — 1,671 sq. ft. — New Listing — MLS A12081801.
7501 SW 108th Ave, Miami, FL 33173 — $640,000 — 3 bedrooms — 2 bathrooms — 1,521 sq. ft. — New Listing — MLS A12081002.
What the $220,000 spread tells you
The asking-price gap is real, but the reason for it is not contained in bedroom count alone. The Miami home has the smallest reported square footage of these three while carrying the highest asking price. That makes location and the property-specific details you still need to verify more important than a simple price-per-bedroom ranking.
A useful first pass is to compare each home inside its own location and then verify condition, lot characteristics, updates, fees or restrictions, and contract terms before deciding what the price difference means for you.
Two other updates change the frame
27448 SW 143rd Ct, Homestead, FL 33032 — $539,800 — 5 bedrooms — 3 bathrooms — 3,101 sq. ft. — Price Decreased — MLS A12049404.
16907 SW 142nd Pl, Miami, FL 33177 — shown at $552,500 — 3 bedrooms — 2 bathrooms — 1,406 sq. ft. — Recently Sold — MLS A11962142.
The five-bedroom Homestead home is a different size category, while the recently sold Miami home is not an active option. Both can add context, but neither should be treated as a substitute for the three active three-bedroom homes without checking the underlying property and transaction details.
A cleaner way to compare
Start with the location you actually want, then compare the homes that fit your bedroom and budget needs inside that area. Status comes next: a new listing, a back-on-market home, a price decrease, and a recently sold property each raise different verification questions.
