A new MLS alert on July 30 highlighted three South Florida single-family homes with different price points, bedroom counts, living areas, and status changes. The right comparison is not simply which home costs less. Buyers should look at how each property fits their space needs, location priorities, insurance considerations, financing plan, and long-term ownership goals.

The three listing updates

921 E 14 Street, Hialeah, FL 33010 — Listed at $690,000. The alert identifies this as a new single-family listing with five bedrooms, four bathrooms, and 2,253 square feet. MLS A12059824.


13210 SW 12th Street, Miami, FL 33184 — Listed at $750,000. This new single-family listing is shown with three bedrooms, two bathrooms, and 1,638 square feet. MLS A12061507.


10460 SW 149 Street, Miami, FL 33176 — Listed at $669,900 after a price decrease. The alert shows five bedrooms, four bathrooms, and 1,759 square feet. MLS A12055887.


What stands out in the comparison

The Hialeah property offers the largest reported living area of the three and a five-bedroom layout. The Miami 33184 property carries the highest asking price while showing fewer bedrooms and less reported living area, which makes location, lot utility, condition, updates, and neighborhood fit especially important to review. The Kendall-area property combines five bedrooms with the lowest asking price in this group, but a price reduction should be treated as a prompt for better questions—not as proof of a bargain.


Buyer checks before scheduling or offering

  • Confirm the current listing status, asking price, showing instructions, and offer requirements.

  • Review roof age, electrical and plumbing systems, permits, additions, open violations, and insurance history when available.

  • Estimate the complete monthly cost, including principal and interest, property taxes, insurance, association fees when applicable, maintenance, and reserves.

  • Compare functional layout and condition rather than relying only on bedroom count or square footage.

Before touring, narrow the comparison to the two or three factors that matter most to you: location, usable space, condition, monthly payment, yard, commute, or future flexibility. That makes each showing more productive and helps prevent a price tag from becoming the only decision point.
