Today’s Matrix rental alert has a detail worth slowing down for: two visible units share the same street address, but they are not the same rental story.

Unit 219C at 9301 SW 92nd Ave is shown at $2,500 with 2 bedrooms, 2 bathrooms, and 968 square feet, MLS A12051670, with status Price Increased. Unit A308 at the same address is shown at $2,100 with 1 bedroom, 1 bathroom, and 670 square feet, MLS B26085388, as a New Listing.

Same building or address does not make two units interchangeable

The two visible units differ in bedroom count, bathroom count, reported living area, asking rent, MLS number, and listing status. That means a renter should compare the specific unit and lease terms—not anchor on the address alone.


What a price increase actually tells you

The alert confirms that Unit 219C is now shown at $2,500 and carries a Price Increased status. It does not explain why the rent moved, whether any lease terms changed, or whether the landlord’s expectations changed.

The right response is to refresh the current facts instead of relying on yesterday’s saved-search number.


What I would verify before applying

  • Current asking rent and current availability for the exact unit.

  • Deposits, application fees, association requirements, move-in charges, utilities, parking, and pet rules.

  • The exact unit number, layout, condition, and reported living area.

  • Any differences in lease terms between units at the same address or community.

  • Whether the move-in timeline fits your actual needs.


The wider October 8 rental alert

The email reports 12 new or updated rentals and displays 10 visible property cards. Those visible cards include asking rents from $2,000 to $4,600, a mix of one- through four-bedroom homes, one address-withheld entry, and one back-on-market rental. I am not filling in the two entries the source email does not display.


The useful takeaway

Saved searches are snapshots. When a unit’s price or status changes, refresh the exact unit before comparing it with alternatives—even when another listing appears at the same address.
