Same $2,200 Rent, 174 Reported Sq Ft Apart: Two Miami 2-Bedrooms Show Why I’d Compare More Than Price — August 22, 2026

Two new Miami two-bedroom rentals in today’s alert have the exact same asking rent: $2,200 per month. The difference that jumps out is reported space—13944 SW 90th Ter Unit 13944 shows 1,224 sq ft, while 10785 SW 108th Ave Unit 105 shows 1,050 sq ft.
That is a 174-reported-sq-ft difference at the same asking rent. It is useful shortlist information, but equal rent does not mean equal fit; layout, location, condition and lease terms can matter just as much as the raw square-footage field.

If both are truly available and the listing data checks out, I would want to understand what those extra 174 reported sq ft actually mean in daily life. A larger number can be valuable, but a better layout can sometimes matter more than the total.
What I’d check before choosing between them
How the living, dining, bedroom and storage areas are arranged—not only the reported total square footage.
Parking, laundry, outdoor space and community amenities, but only after confirming what each current listing actually includes.
The location and commute tradeoffs between the 33186 and 33176 addresses.
Current association or approval requirements, deposits, pet rules, utilities and move-in terms, because those details are not established by this alert alone.
Current condition and availability before applying or paying anything.
Seven other updates change the context
Today’s rental email contains nine visible updates in total. Beyond the two $2,200 new listings, the alert shows a $2,150 two-bedroom at 12605 SW 91st St Unit 103 marked Back On Market; that status does not explain why the property returned.
It also shows a $3,015 new listing with the address withheld and no visible bedroom, bathroom, living-area or MLS details in the email; new listings at $4,700 for a three-bedroom 1,790-sq-ft home, $2,700 for a three-bedroom 1,481-sq-ft unit, and $3,399 for a three-bedroom 1,824-sq-ft home; plus price-decreased three-bedroom rentals at $2,850 with 1,209 reported sq ft and $3,095 with 1,400 reported sq ft.
That mix is why I would build the shortlist around your real priorities instead of chasing every alert entry in order of arrival.
