That is why a price cut should trigger a fresh comparison instead of an automatic bargain label.
Five questions I would refresh before taking another look
What is the current MLS status and current asking price right now?
How does this home compare with realistic alternatives on location, size, condition, layout, and lot—not just bedroom count?
What do the most relevant recent closed sales actually support, and are they truly comparable?
