A July 29, 2026 MLS alert highlighted two single-family homes at substantially different price points: one in North Miami and one in Cape Coral. Although the alert subject referenced 33176, the highlighted addresses are in ZIP codes 33167 and 33993. That makes this less of a neighborhood-only comparison and more of a reminder that buyers must compare location, lifestyle, ownership costs, and market conditions—not just price and square footage.
The two homes at a glance
1655 NW 124th Street, North Miami, FL 33167
Asking price: $610,000
Property type: Single-family home
Bedrooms and bathrooms: 3 bedrooms and 2 bathrooms
Living area: 1,174 square feet
MLS number: A12060840
Alert status: New listing
14 El Dorado Boulevard North, Cape Coral, FL 33993
Asking price: $414,999
Property type: Single-family home
Bedrooms and bathrooms: 3 bedrooms and 2 bathrooms
Living area: 1,655 square feet
MLS number: A11977274
Alert status: Price decreased
What the numbers show
The Cape Coral home is listed about $195,000 below the North Miami home and has approximately 481 more square feet of stated living area. Both are presented as three-bedroom, two-bathroom homes. Those differences are meaningful, but they do not prove that one is the better value. The properties are in different cities and different local markets, so the comparison must include employment access, commute, family plans, insurance, taxes, utilities, neighborhood conditions, resale considerations, and the buyer’s intended use.
New listing versus price decrease
The North Miami property was labeled a new listing, while the Cape Coral property was labeled price decreased. A new-listing label says the property recently entered the alert’s search results; it does not establish urgency or value by itself. A price-decrease label confirms that the asking price changed, but the alert does not state the previous price or explain the seller’s motivation. Buyers should review the full listing history, days on market, condition, comparable sales, and current competition before interpreting either label.
Different locations require different due diligence
Confirm how each location works for employment, commuting, schools, healthcare, family support, and daily routines.
Obtain property-specific insurance guidance early, including wind and flood considerations when applicable.
Review roof, electrical, plumbing, air conditioning, permits, additions, drainage, and major maintenance needs.
Verify taxes, exemptions, assessments, utility arrangements, and any community or municipal requirements.
Compare financing, cash-to-close, monthly ownership cost, repair reserves, and likely holding period.
Confirm that all living areas and improvements are reflected in available records and insurable as represented.
A practical comparison method
Start with the buyer’s non-negotiables: location, realistic monthly budget, property size, commute, condition tolerance, and long-term plans. Then compare the complete ownership picture. A lower asking price and larger living area may be attractive, but moving to a different market can change travel, insurance, maintenance, resale, and lifestyle considerations. The right answer depends on the buyer’s actual goals, not the alert headline.
