Four Bedrooms, Two Different Tradeoffs in North Miami-Dade — July 31, 2026

Two homes can share the same bedroom count and still serve very different buyers. A July 31 MLS alert highlighted two four-bedroom single-family homes in North Miami-Dade: one new listing in Miami ZIP code 33179 and one Miami Gardens property with a price decrease. The useful comparison is not simply which address has four bedrooms. It is how each home balances space, bathrooms, price, condition, location, and monthly ownership costs.

The two homes at a glance
1265 NE 201st Terrace, Miami, FL 33179 — New listing at $619,999 with four bedrooms, three bathrooms, and 1,953 square feet. MLS A12061862.
4280 NW 171st Street, Miami Gardens, FL 33055 — Listed at $675,000 after a price decrease, with four bedrooms, four bathrooms, and 1,788 square feet. MLS A12038137.
The bedroom count is the same. The tradeoffs are not.
The Miami 33179 home has the lower asking price and the larger reported living area. The Miami Gardens home asks $55,001 more, reports less living area, and includes one additional bathroom. Those facts create useful questions, but they do not answer which property is the better value. Floor plan, bedroom size, updates, lot use, permitted improvements, neighborhood fit, and insurance eligibility can matter more than a single headline number.
Questions worth answering before the first showing
Are all four bedrooms functional for the buyer’s needs, and are any additions or conversions properly permitted?
What are the roof age, electrical system, plumbing system, cooling equipment, and known insurance considerations?
How do taxes, homeowners insurance, flood considerations, maintenance, and any association costs affect the complete monthly budget?
For the price-reduced property, when did the price change and did any other listing terms change at the same time?
Use the price difference to sharpen the comparison
A buyer should decide what the higher asking price would need to deliver: a more useful layout, better condition, an extra bathroom that truly matters, a stronger location fit, or lower near-term repair risk. If those benefits are not present, the lower-priced home may deserve more attention. If they are present, the price gap may be easier to justify.
A focused next step
Before scheduling both homes, write down the three priorities that cannot be compromised. That could be usable bedroom size, a fourth bathroom, yard space, commute, condition, or a maximum monthly payment. A short priority list turns two similar-looking listings into a much clearer decision.
