Ten Rentals, Four Household Profiles: A Miami Shortlist by Space Needs — August 4, 2026

The August 4 rental alert reported 13 new or updated listings. Ten properties were fully detailed in the email highlights, creating a useful shortlist across Miami ZIP codes 33176, 33186, and 33196.


Instead of reading the list from lowest rent to highest, it can be more useful to group the options by household fit. Bedroom count, bathroom configuration, reported living area, location, parking, community rules, and total move-in cost can matter as much as the advertised monthly rent.

Two-bedroom options: compact, practical, and not all alike

  • 9607 SW 138th Avenue, Unit TC2R — $2,350 per month after a price decrease; two bedrooms, two bathrooms, and 1,187 square feet; MLS A12030313.

  • 11588 SW 112th Avenue — $2,550 per month; new listing with two bedrooms, two bathrooms, and 1,000 square feet; MLS A12063984.

  • 15560 SW 136th Street, Unit 207 — $2,580 per month; new listing with two bedrooms, two-and-a-half bathrooms, and 1,313 square feet; MLS A12062507.

  • 15375 SW 105th Lane, Unit 4 — $3,000 per month; new listing with two bedrooms, two-and-a-half bathrooms, and 1,289 square feet; MLS A12064397.


The two-bedroom group shows why rent alone is not enough. Bathroom count, reported space, floor plan, condition, parking, community rules, and included utilities can change how each option functions in daily life.


Three-bedroom options: room for flexibility

  • 9080 SW 125th Avenue, Unit B101 — $2,800 per month; new listing with three bedrooms, two bathrooms, and 1,150 square feet; MLS A12064426.

  • 12172 SW 124th Path — $3,000 per month after a price decrease; three bedrooms, two-and-a-half bathrooms, and 1,452 square feet; MLS A12017761.

  • 11353 SW 109th Road, Unit 55-X — $3,350 per month; new listing with three bedrooms, two-and-a-half bathrooms, and 1,342 square feet; MLS A12062905.


A third bedroom may become an office, guest room, or household buffer, but applicants should confirm occupancy rules, storage, noise exposure, parking, and whether the advertised layout matches the way they plan to use the home.


Four-bedroom options: verify the full story

  • 15341 SW 139th Street — $2,699 per month; new listing with four bedrooms, two bathrooms, and 2,249 square feet; MLS B26059509.

  • 9515 SW 118th Court — $5,000 per month after a price decrease; four bedrooms, two-and-a-half bathrooms, and 2,000 square feet; MLS B26048948.


The wide rent difference between these two four-bedroom highlights is a reminder to verify property type, condition, included features, lease terms, deposits, utilities, maintenance responsibilities, and any association approval before drawing conclusions from bedroom count and square footage.


The address-withheld entry

One back-on-market rental was shown at $2,949 per month with the address withheld. The email did not provide its bedroom count, bathroom count, living area, or MLS number in the visible highlight. Those facts should be obtained before treating it as comparable to any of the detailed properties.


The checks that protect an application budget

  • Confirm current availability, rent, lease term, and the exact date the property can be occupied.

  • Request the complete application criteria before paying nonrefundable fees.

  • Calculate deposits, advance rent, association fees, pet costs, utilities, insurance, and moving expenses.

  • Verify parking, guest rules, pets, vehicles, occupancy limits, and community approval timing.

  • Inspect condition and document agreed repairs before signing or transferring funds.
