Five Rentals, Four Status Signals: A Kendall-Area Renter’s Guide — August 1, 2026

A rental alert is more useful when it is read as a set of decisions instead of a list of addresses. The five August 1 highlights include a property returning to the market, a new listing, a price increase, a price decrease, and one entry whose status was not labeled in the email. Each signal changes what a renter should verify and how quickly an application decision should be made.

The five rental highlights

9500 SW 140th Court, Miami, FL 33186 — $2,500 per month. The two-bedroom, two-bathroom rental has 1,224 square feet and was marked back on market. MLS A11863723.


9229 SW 141st Place, Miami, FL 33186 — $2,450 per month. The email shows two bedrooms, two bathrooms, and 1,224 square feet. MLS B26054672. The highlighted entry did not display a status label in the email.


15320 SW 106th Terrace, Unit 1117, Miami, FL 33196 — $2,300 per month. This new listing shows two bedrooms, two bathrooms, and 1,093 square feet. MLS A12063561.


9860 SW 140th Street, Miami, FL 33176 — $5,000 per month after a price increase. The alert shows four bedrooms, three bathrooms, and 2,386 square feet. MLS A12046072.


15320 SW 106th Terrace, Unit 1115, Miami, FL 33196 — $2,250 per month after a price decrease. The alert shows two bedrooms, two bathrooms, and 1,019 square feet. MLS A12050717.


How each status should change the renter’s questions

Back on market means the property became available again. It does not explain why. A renter should confirm current availability, whether an earlier application or lease fell through, whether the approval requirements changed, and whether the requested move-in date still works.


A new listing may offer an early opportunity, but speed should not replace verification. Before paying any application fee, confirm the showing process, landlord or property-management contact, association approval requirements, total move-in funds, and the condition that will be documented at possession.


A price increase or decrease confirms that the advertised rent changed. It does not disclose the reason or whether deposits, utilities, concessions, parking, pet terms, or other charges also changed.


Compare the total move-in requirement

  • First month, last month, security deposit, association deposit, application fees, and administrative charges.

  • Income, credit, background, employment, pet, parking, and association approval standards.

  • Utilities and services included in rent, plus lawn, pest-control, internet, and maintenance responsibilities.

  • Lease start date, approval timeline, renewal language, property condition, and any required renter’s insurance.


The lowest monthly rent may not require the least cash

The visible rents range from $2,250 to $5,000 per month, but the email does not provide the complete move-in amount for any property. A strong comparison should combine monthly rent with deposits, fees, approval timing, commute, usable space, parking, property condition, and the lease obligations that continue after move-in.
