What Does an Extra Bedroom Cost? Four Kendall-Area Rentals to Compare — July 25, 2026

A July 25, 2026 rental alert identified eight new or updated listings. Four highlighted Kendall-area options create a useful side-by-side snapshot: two 2-bedroom rentals priced at $2,200 and $2,250 per month, and two 3-bedroom rentals priced at $2,750 and $2,900 per month.

Within this small group, the move from two bedrooms to three bedrooms corresponds to an asking-rent spread of about $500 to $700 per month. That is not a rule for the wider market, but it shows why renters should compare the full move-in picture—not only the bedroom count.

Two-bedroom options

10985 SW 107th Street, Unit 110, Miami, FL 33176

  • Monthly rent: $2,200

  • Bedrooms and bathrooms: 2 bedrooms and 2 bathrooms

  • Living area: 931 square feet

  • MLS number: A12059241

  • Alert status: New listing

This is the lowest-priced highlighted option. A renter comparing it with another unit in the same building should look beyond the $50 monthly difference and verify floor location, interior condition, parking, view, laundry, appliances, utility responsibilities, and any association or management requirements.

This unit is listed at $50 more per month and has five additional square feet in the alert. The small size difference is unlikely to explain the full value difference by itself. Condition, location within the building, updates, parking, natural light, included services, and move-in timing may be more important.

Three-bedroom options

12220 SW 111th Terrace, Unit 12220, Miami, FL 33186

  • Monthly rent: $2,750

  • Bedrooms and bathrooms: 3 bedrooms and 2 bathrooms

  • Living area: 1,104 square feet

  • MLS number: A12059184

  • Alert status: New listing

This option adds a third bedroom and is the lower-priced of the two highlighted 3-bedroom rentals. The additional room may support a larger household, a home office, or flexible guest space. Renters should still confirm the room sizes, storage, parking, outdoor area, property type, maintenance responsibilities, and any community approval process.

  • Monthly rent: $2,900

  • Bedrooms and bathrooms: 3 bedrooms and 2 bathrooms

  • Living area: 1,085 square feet

This is the highest-priced highlighted rental, although its stated living area is slightly smaller than the $2,750 example. That difference reinforces an important point: monthly rent can reflect property type, condition, location, yard or outdoor space, parking, upgrades, lease terms, and other features that do not appear in a short email summary.

Before applying, verify the full move-in cost

  • First month, security deposit, last month, and any additional deposits

  • Association, management, application, screening, move-in, key, fob, or parking fees

  • Income, credit, identification, background, and document requirements

  • Pet restrictions, pet deposits, vehicle rules, and occupancy limits

  • Utilities and services included—or paid separately by the tenant

  • Lease start date, approval timeline, move-in scheduling, and availability

  • Maintenance responsibilities and how repair requests are handled

A practical way to narrow the choices

Start with the non-negotiables: number of bedrooms, location, commute, parking, pets, accessibility, and realistic total move-in funds. Then compare condition and approval requirements. A slightly lower monthly rent may not be the best fit if the property has higher fees, a longer approval process, or features that do not work for the household.
