Florida Hometown Heroes 2026: Up to $35,000 for Down Payment & Closing Costs — Who Qualifies and How You Pay It Back

For many Florida buyers, the monthly mortgage payment is not the only challenge. The hardest part can be getting enough cash together for the down payment and closing costs.

Florida’s Hometown Heroes Housing Program may help qualifying buyers bridge that gap. For 2026, eligible borrowers can receive 5% of the first mortgage amount, with a minimum of $10,000 and a maximum of $35,000, toward eligible down payment and closing costs.

How much assistance could you receive?

The calculation is 5% of your first mortgage, subject to the $10,000 minimum and $35,000 maximum.

  • $300,000 first mortgage → $15,000 in Hometown Heroes assistance.

  • $400,000 first mortgage → $20,000 in assistance.

  • $500,000 first mortgage → $25,000 in assistance.

  • $700,000 first mortgage → up to the $35,000 maximum.

What is different in 2026?

This is where older articles can create confusion. Hometown Heroes has changed over time.

When the program launched in 2022, it focused on specific occupations and the maximum assistance was $25,000. In 2023 and 2024, Florida broadened the program so qualifying full-time workers employed by Florida-based employers could participate, and the maximum increased to $35,000.

The program later returned to an occupation-based model. For 2026, it is not simply open to every full-time Florida employee. The current program is focused on eligible community-workforce occupations, military members, and qualifying veterans.

Who may qualify in 2026?

Florida Housing’s current eligible categories include workers such as:

  • Health care workers.

  • Florida school staff.

  • First responders.

  • Public safety employees.

  • Court employees.

  • Child care workers.

  • Members of the U.S. military or reserves, the U.S. Coast Guard or reserves, or the Florida National Guard.

  • Qualifying veterans who are employed full-time by a Florida-based employer.

Your exact job, employer, work location, and program documentation matter. A job title by itself does not guarantee eligibility, so I would verify the occupation and employer before building a purchase plan around the assistance.

What are the basic mortgage requirements?

Hometown Heroes is still part of a mortgage program. Occupational eligibility does not replace normal loan qualification.

  • Minimum 640 credit score under Florida Housing’s general Homebuyer Program requirements.

  • Work with an approved participating program lender.

  • Complete approved homebuyer education.

  • Meet the applicable county income and purchase or loan limits.

  • Buy an eligible property that will be your primary residence.

  • Meet the applicable first-time-homebuyer requirement. Florida Housing generally defines this as not having both owned and occupied your primary residence during the previous three years; certain exceptions can apply and should be verified.

Is Hometown Heroes free money?

No. This is one of the most important things to understand before using the program.

The assistance is a 0% interest, non-amortizing, 30-year deferred second mortgage. There is no regular monthly payment on the Hometown Heroes second mortgage, but the balance is not forgiven.

When do you have to pay it back?

The Hometown Heroes balance becomes due in full when a repayment event occurs. That generally includes:

  • You sell the home.

  • You refinance the first mortgage.

  • You transfer the deed.

  • You stop using the property as your primary residence.

  • The deferred second mortgage reaches maturity.

So, for example, if you receive $20,000 of Hometown Heroes assistance and later refinance, the remaining $20,000 Hometown Heroes balance would generally need to be repaid as part of that transaction. The assistance does not simply disappear after you live in the home for a certain number of years.

When should you start the process?

Before you find the house. You can review your credit, income, employment category, budget, and basic mortgage qualification ahead of time. A fully executed purchase contract is required before the lender can reserve and lock Hometown Heroes assistance.

Funding is limited. As of August 28, 2026, the program administrator was still showing more than $35 million available for the 2026 Hometown Heroes allocation. That can change quickly, so current funding should always be checked when you are ready to move forward.
