13 Listing Entries, 9 Unique Homes: Why I Deduplicate MLS Updates Before Calling Something New — August 14, 2026

Today’s Active Listing market update delivered four home entries. The separate “current home-market data” market update delivered nine. Read quickly, that looks like 13 pieces of market activity.

But all four MLS numbers from the Active Listing email also appear in the 33176 market update. After deduplicating by MLS number, the two emails contain nine unique homes—not 13 separate opportunities.

The four overlaps

  • MLS A12067925 — 16382 SW 139th Avenue, Miami, FL 33177 — $658,000 — New Listing.

  • MLS A12069664 — 11465 SW 57th Terrace, Miami, FL 33173 — $589,900 — New Listing.

  • MLS A12070255 — 2732 W 68th Place, Hialeah, FL 33016 — $615,000 — New Listing.

  • MLS A12011804 — 14020 SW 83rd Street, Miami, FL 33183 — $815,000 — Price Decreased.


What the second market update actually adds

Once those four overlaps are removed, the 33176 market update adds five distinct homes: two recently sold properties, two new listings, and one price-decreased listing.

Why deduplication matters

If the same listing appears in two searches, I do not want to count it twice, describe it as two separate opportunities, or let duplicate market updates distort the first read of the day. MLS number is the cleanest first key for separating repeated entries from genuinely different homes.

Deduplication is only the first step. The nine unique homes still span different cities, ZIP codes, statuses, and market contexts, so they should then be grouped by geography and status before making comparisons.


My next step after the inbox

I start with the unique MLS numbers, separate current listings from recent sales, group the current homes by geography, and then decide which ones deserve a showing, a deeper property review, or simply a place in the research pile.
