Build a property file before the details scatter
Save the listing, seller-provided information and the exact address together. Add the questions raised during your visit: an enclosed space, a roof replacement, a converted garage or an advertised feature that needs documentation.
Check the address and recorded characteristics in the Miami-Dade Property Appraiser’s search. Ask for clarification where the listing and record differ. A discrepancy is a question to resolve, not automatic proof that either description is correct.
For work that needs a records review, Miami-Dade provides a building plans and permits resource. Confirm the appropriate permitting authority for the address. A record search and a condition inspection have different jobs; one does not replace the other.
Give the inspection questions a schedule
Ask an appropriate licensed professional about the systems and concerns relevant to the home. Depending on the property, that conversation may include roofing, electrical equipment, plumbing, cooling, windows, drainage or evidence of moisture.
The Consumer Financial Protection Bureau explains that an inspection evaluates condition, while an appraisal serves a different purpose in the financing process. Do not treat an acceptable appraised value as a substitute for your own condition review.
Record the contract’s actual deadlines with your agent and other advisers. Avoid assuming that a standard number of days or a particular remedy applies to every purchase.
Price the ownership, not only the payment
Build a property-specific budget before relying on a monthly estimate. Ask about taxes, insurance, maintenance, any applicable association obligations and the cash needed to close.

Resolve the last important unknowns
Before moving forward, separate your notes into three groups: verified, awaiting an answer and no longer relevant. For each open question, identify who can answer it and when the answer is needed.
If the property involves an association, obtain and review the applicable documents instead of importing assumptions from another community. If an ownership cost remains unknown, leave it visibly unresolved in your budget.
This process is not about finding a home with no tradeoffs. It is about understanding the tradeoffs before they become your responsibility.
