7 Florida Homes From $425K to $2.5M: Compare Space Before Status — September 2, 2026

Seven current Florida home updates range from $425,000 to $2.5 million, with one recently sold home shown at $500,000. That spread is too wide for a status label to do the sorting for you.


I’d start with budget and space, then use status as context. A new listing tells us a home is newly available in the current listing information. A price decrease tells us the current asking price changed, but not the prior price or why. A recently sold property is market evidence, not an active option.

Start with what the budget buys


260 Cheshire Way in Davenport is shown at $425,000 with 4 bedrooms, 2 bathrooms, 1,642 reported square feet, MLS A12081156, and New Listing status. For a buyer prioritizing bedroom count at the lowest active asking price in this group, that combination is the first one I’d examine more closely.


14291 SW 171st Ter in Miami is shown at $500,000 with 3 bedrooms, 2 bathrooms, 1,171 reported square feet, MLS A11918820, and Recently Sold status. Because it is not an active option, I would confirm the recorded sale price, terms, condition and similarity before treating it as meaningful comparable evidence.


3134 NE 3rd Dr in Homestead is shown at $534,999 with 5 bedrooms, 3 bathrooms and 2,170 reported square feet, MLS A12069974, with New Listing status. On the visible numbers alone, it pairs a higher bedroom count with more reported living area than the two lower-priced entries, but the property-specific details still need verification.


The $640K–$837.5K group shows the space tradeoffs


14770 SW 172nd St in Miami is shown at $640,000 with 3 bedrooms, 2 bathrooms and 1,465 reported square feet, MLS A12074266, with Price Decreased status.


14615 SW 142nd Place Cir in Miami is shown at $675,000 with 4 bedrooms, 3 bathrooms and 2,084 reported square feet, MLS A12076405, with New Listing status. That is a $35,000 asking-price step from the $640,000 home, with one additional bedroom and 619 more reported square feet.


16141 SW 96th Ter in Miami is shown at $837,500 with 5 bedrooms, 3 bathrooms and 2,417 reported square feet, MLS A12053113, with Price Decreased status. The extra bedroom and larger reported living area may matter to a household that needs more space, but a price-decrease label alone does not establish value or seller motivation.


The $2.5M Miami Lakes home needs its own comparison


14300 NW 77th Ave in Miami Lakes is shown at $2,500,000 with 7 bedrooms and 11 bathrooms, MLS A12081600, with New Listing status. No reported living-area figure is shown in the current listing information I’m using here, so I would not calculate or imply a price-per-square-foot comparison from this data.


How I’d build the shortlist


First, set the realistic budget band. Second, decide how many bedrooms and how much reported living area actually solve the household’s needs. Third, use the listing status to decide what needs to be verified next rather than using the status as a ranking.


That approach keeps a $425,000 four-bedroom home, a $675,000 four-bedroom home and a $2.5 million seven-bedroom home from being treated as though they are competing for the same buyer. They are different decisions.
