coordinating move-in, move-out, key exchange, and access logistics when approved
communicating routine non-legal information to tenants or occupants

What this service is not
This is important.
A lot of owners hear “property management” and assume it means everything under the sun. That is not always the case, and I believe it is better to be clear up front.
This service is not legal advice, tax advice, accounting, construction supervision, or engineering guidance. It does not include court appearances, evictions, escrow handling, or holding tenant funds unless a separate lawful arrangement is put in writing. It also does not include leasing, listing, advertising, tenant placement, tenant screening, lease drafting, or brokerage services unless those items are separately agreed to.
That matters because clear expectations create better working relationships.
The owner stays in control
One of the biggest benefits of this structure is that the owner remains in charge of the major decisions.
That means the owner still approves:
repairs
vendors
lease terms
rent decisions
tenant-related decisions
property expenses
My role is to help coordinate and communicate, not to bind the owner to contracts or make decisions without approval.
For many landlords, that is exactly the right balance. They want help, but they do not want to hand over full control.
