For a lot of condo owners, especially busy professionals, out-of-town owners, or landlords managing just one or two rentals, the biggest challenge is not always finding the tenant. It is staying on top of everything that happens after the lease starts.

That is where property management support can make a real difference.

At ChrisManzano.com, my approach is simple: clear communication, hands-on coordination, and practical support for the day-to-day items that come with owning a rental property. The goal is not to overcomplicate the process. The goal is to help owners stay organized, informed, and supported.

A practical, limited-management approach

Not every owner needs full-scale management. In many cases, what they really need is a reliable point person.

That means having someone who can help coordinate the moving parts, communicate updates, help with access, stay in touch with tenants for routine matters, and keep things from falling through the cracks.

This kind of support is especially helpful for:

  • condo owners who live out of town

  • landlords with a full-time job or busy schedule

  • owners who want help coordinating vendors and building access

  • owners who want better follow-up and clearer communication

  • owners who prefer to stay in control of decisions while having help with the day-to-day coordination

What is typically included

My role is centered around communication and coordination.

Depending on the property and the agreed scope, that can include:

  • owner communication and regular updates

  • being accessible for routine property-related communication

  • coordinating access for approved vendors, contractors, inspectors, appraisers, photographers, or service providers

  • opening the unit for mutually scheduled service visits when needed

  • relaying maintenance issues, repair needs, and property updates

  • coordinating scheduling with vendors, tenants, condo management, HOA staff, or building contacts

  • following up on approved repairs, service calls, and work orders

  • coordinating move-in, move-out, key exchange, and access logistics when approved

  • communicating routine non-legal information to tenants or occupants

In simple terms, I help keep the property moving.

What this service is not

This is important.

A lot of owners hear “property management” and assume it means everything under the sun. That is not always the case, and I believe it is better to be clear up front.

This service is not legal advice, tax advice, accounting, construction supervision, or engineering guidance. It does not include court appearances, evictions, escrow handling, or holding tenant funds unless a separate lawful arrangement is put in writing. It also does not include leasing, listing, advertising, tenant placement, tenant screening, lease drafting, or brokerage services unless those items are separately agreed to.

That matters because clear expectations create better working relationships.

The owner stays in control

One of the biggest benefits of this structure is that the owner remains in charge of the major decisions.

That means the owner still approves:

  • repairs

  • vendors

  • lease terms

  • rent decisions

  • tenant-related decisions

  • property expenses

My role is to help coordinate and communicate, not to bind the owner to contracts or make decisions without approval.

For many landlords, that is exactly the right balance. They want help, but they do not want to hand over full control.

Why this works well for condo owners

Condo rentals come with their own moving parts.

There is building management. There are access rules. There are fobs, keys, elevator reservations, vendor coordination, scheduling windows, and HOA communication. Even a simple service appointment can turn into a chain of follow-up if no one is staying on top of it.

That is where a hands-on coordination model can be valuable.

Instead of the owner having to field every message, coordinate every visit, and chase down every update, there is one person helping keep the process organized and moving.

Vendor coordination without overpromising

Another area where owners often need support is with repairs and vendors.

If there is a maintenance issue, appliance concern, locksmith visit, cleaning appointment, or building-related coordination item, I can help with the communication and scheduling side of that process. That said, vendors remain independent third parties, and final vendor selection and approvals stay with the owner.

That is an important distinction.

Good coordination can save time and reduce stress, but it should not be confused with guaranteeing vendor performance or taking over ownership responsibility.

A cleaner, more manageable rental experience

The truth is, many owners are not looking for something flashy. They are looking for something reliable.

They want:

  • better communication

  • more consistent follow-up

  • a smoother process with tenants and vendors

  • help coordinating building access and service visits

  • fewer dropped balls

  • more peace of mind

That is the value of a practical property coordination service.

How pricing usually works

For many long-term rentals, management pricing is commonly structured as a percentage of monthly rent actually collected, although the final structure can depend on the property and the scope of service.

That keeps the arrangement straightforward and tied to the property’s actual performance.

The bottom line

If you own a condo or rental property and want a reliable point of contact to help with communication, coordination, vendor scheduling, tenant routine follow-up, and day-to-day property logistics, this kind of service may be a strong fit.

It is designed for owners who want support without confusion, clearer communication without unnecessary complexity, and help staying on top of the property while keeping final control where it belongs.
