Mortgage Interest Rate vs. APR: What Each Number Tells You

The mortgage interest rate and the annual percentage rate, or APR, describe different parts of loan cost. The rate is used to calculate interest under the note. APR is a disclosure calculation that includes the interest rate and certain finance charges under applicable rules.

Quick Takeaway: Use the interest rate to understand note interest and payment calculations. Use APR as one comparison tool for certain costs—but review the Loan Estimate because APR does not describe every difference between loans.

What the Interest Rate Tells You

The note rate affects the principal-and-interest calculation. The complete housing payment may also include taxes, insurance, mortgage insurance, and other charges not determined by the note rate.

Rate and APR are useful only when the underlying loan assumptions are compared consistently.

What APR Adds

APR generally reflects the interest rate plus certain lender charges, points, and other finance costs required by the disclosure rules. It is expressed as an annualized percentage and may be higher than the note rate.

How to Compare Offers

  • Use the same loan amount, term, property, occupancy, and lock assumptions

  • Compare rate, APR, points, lender fees, payment, and cash to close

  • Identify which costs are lender-controlled and which are third-party estimates

  • Ask how the comparison changes if the loan is kept for a shorter or longer period

Important to Know: A lower APR does not automatically make one loan better for every borrower. Loan features, cash requirements, risk, and expected holding period still matter.

Final Thoughts

Rate and APR are both useful, but the complete Loan Estimate and the borrower’s goals provide the real comparison.
